In the case of SNIDER v. OKLAHOMA REAL ESTATE
COMMISSION, June 1, 1999 the Oklahoma Supreme Court said: "Sellers' agents and dual agents do not and cannot by law give a buyer the same degree of loyalty as an agent who acts on behalf of a buyer. Sellers' agents owe their allegiance to the seller. Dual agency invites a conflict of interest.
A buyer who relies on the seller's agent or on dual agency does not receive the same degree of legal protection as that afforded by an agent acting solely on behalf of the
buyer."
A Buyer's Agent acts solely on behalf of the Buyer. CountyRealty.com generally does
not carry an inventory of listings so I almost never have anything to "sell" but my knowledge and expertise in assisting home buyers.

- Give you my 100% commitment to you to serve as your
Buyer Agent
- Discuss the Exclusive Buyer Agent Agreement

- Determine what your needs and desires are for your next home.
- Discover you likes and dislikes about your current home
- Conduct a Financial Pre-Qualification to be sure we look in the right
price range
- Arrange an appointment with your lender to obtain
mortgage Pre-Approval (highly recommended)
- Search my proprietary database for properties
that fit your criteria
- Present search results for your review in hardcopy or
electronic format
- Escort you on all property tours
- Provide and explain Seller Disclosures
- Prepare and discuss the Competitive Market Analysis for the home
you select
- Discuss the importance of a Home Inspection and an Appraisal
- Explain options regarding Home Warranties
- Discuss elements of a written Purchase Agreement
- Develop an effective negotiation strategy to get best price and terms
- Prepare Purchase Agreement for desired property
- Present Purchase Agreement to Seller or Sellers Agent
- Provide estimate of funds required to close
- Keep you informed of all progress (and problems if any) associated
with the Purchase Agreement
- Ensure your timely compliance with elements of the offer
- Ensure inspections and reports are conducted timely
- Ensure accurate closing statement (HUD-1) prior to closing
- Attend closing with you
- Arrange for timely transfer of utility services over to you
What I ask of you
- 100% commitment to me to
serve as your Buyer Agent
- A reasonable number of hours each week to show homes on
the market
- Take several of my business cards, and if you attend
an Open House without me, rather than register on the Guest List, give my business card to
the Realtor host and inform them that you are my client
- Please write a fair and honest testimonial regarding my service for posting
on my website
- Tell your friends and co-workers about me and your
opinions about my service and professionalism
