FINANCING YOUR PURCHASE

Here is the crucial step of the entire home buying experience.  You MUST know your financing limits and only a lender can determine that.  For my brokerage, unless you can prove you can pay 100% cash for your next home, getting  pre-approved (not pre-qualified) for financing is a mandatory beginning step.    Never forget - lenders WANT to loan you as much money as they can.  Know your limits!  Here is a handy roster of questions to ask your mortgage lender.  

I can't recommend strongly enough that you use a local lender rather than an online lender; but it's your decision to make.  Your local lender will be more interested in taking care of your loan than an online service will.  Besides, if something goes amiss, nothing substitutes for the ability of sitting across a desk and working out the kinks.  Doing the same thing with an internet lender is frustrating at best.
